Resident Services Overview

The Gardiner Park Declaration of Covenants, Conditions, and Restrictions were established for the purpose of enhancing and protecting the value, desirability, and attractiveness of the Subdivision as a whole, and of each of the residential properties. Every owner shall have a right and easement of enjoyment in and to the Common Area. The Homeowners Association is responsible for the maintenance of the Common Area and each lot or dwelling, as specifically set forth in this Declaration. To carry out the responsibilities of the Homeowners Association, we have entered into contracts with vendors to provide the following services. The landscape contracts were procured through an open request for proposal process and are overseen by the Landscape/Architectural Committee. These contracts are subject to change in the future depending on the Association's financial commitments.

Contracts for services
  • Prime Landscaping - Lawn cutting, trimming, clean-up, fertilizer, and herbicide treatment
    • Grass cuttings, trimming, and blowing
    • Pre-emergent applications
    • Fertilization applications
    • Seasonal lawn cleanup (Fall/Spring)
    • Leaf removal
    • Any other services requested by residents shall be paid by the resident
  • Prime Landscaping - Irrigation system shutdown and maintenance
    • Shutdown in Fall
    • Repairs and maintenance to existing system
    • Changes and enhancements requested by residents shall be paid by the resident
  • Prime Landscaping - Landscape pruning and weeding
    • Pruning at least twice per year
    • Yard waste disposal monthly (3rd Monday - March thru December))
  • Prime Landscaping - Snow and ice removal from streets (optional driveway at homeowner's expense, see Prime's letter on next page)
    • Over 1 inch of snow
    • Salt as needed
  • Aquatic Control - Lake inspection and treatment for vegetation
  • Contracted as needed - Common area tree maintenance and removal
  • Waste Management - Garbage and recycling pickup
The GPHOA needs the participation of our members/residents on committees, like the Landscape or Architectural Committees, to ensure that the concerns and needs of the community are being met. We encourage you to consider volunteering to be on a committee of your choice.


Individual Resident Snow Removal Service for 2023-24

GP Residents,

PRIME LANDSCAPING is offering individual resident snow removal service again this winter.  Here are the key points:

  1. Call or text PRIME's office 502-751-9636 for EACH EVENT you want snow removal service.
  2. Snow removal (shovel, snow machine, etc.) is $65 per man hour, and the normal size GP driveway will fall in this hour ($65) under a normal event. Emergency events will take longer and that price will be adjusted.
  3. ICE WILL REQUIRE AN ICE MELT APPLICATION at $0.90/lb.
