About Gardiner Park

Gardiner Park is a deed-restricted, privately-held community that is laid out over approximately 27 acres of beautiful rolling Kentucky fields.  Currently, there are 81 owner residences and 14 remaining vacant lots yet to be developed.  8.5 acres of common area provides scenic vistas, with 3 beautiful lakes and walking paths tucked away among the houses. Gardiner Park is uniquely designed to appeal to people with high aesthetic standards, who enjoy living in a small residential community with others for enjoyment and security, and who enjoy the tranquility of a unique English village atmosphere.

The Gardiner Park Homeowners Association continually strives to preserve and enhance the overall value of each homeowner's individual property and the community as a whole.  New construction, as well as the improvements to existing residences and common areas, are held to a strict set of covenants that include adhering to the overall English village theme, as originally developed for the neighborhood.  Gardiner Park provides a high quality of living for the neighborhood through well-supervised maintenance and beautification programs.  A safe and secure environment for all our residents and homes is one of our highest priorities.

GP offers attractive benefits to mature adults who are interested in having most of the outdoor maintenance services provided as part of our homeowners' association dues.  These services are not only provided for common areas, but they are provided for residential properties as well.

  • In-ground irrigation systems for lawns and landscaping
  • Lawn maintenance - grass cutting, trimming, weed and fertilizer treatments
  • Landscape pruning and weeding
  • Water for irrigation and maintenance of the systems
  • Garbage and recycling service
  • Lake maintenance
  • Street lights throughout the neighborhood
  • Snow and ice removal on the streets
  • Common area tree maintenance

The homeowners' association also has administrative expenses that are provided for in the homeowner's fee and an annual contribution to the capital reserve fund.  The association is required to maintain a reserve for future expenditures on infrastructure maintenance.  The homeowner fee was set for the development in 2003 and was not increased until January 2017, when the fees were increased by $250 per year.  And they were increased again in 2020.
